Instead of renting out properties, he sells them to buyers on terms, often using contracts for deed or trusts. Rentals: Offer cash flow, appreciation, depreciation (tax benefits), and mortgage pay-down. However, they come with high maintenance costs, property management fees, and tenant turnover.
Seller Financing: Provides cash flow through interest income and down payments, eliminates maintenance costs, and significantly reduces operating expenses. The downside? You lose out on long-term appreciation unless the buyer defaults or hands the property back.
“While there are pros and cons to each strategy, I’ve found seller financing to be the better fit for me at this stage in my career,” David said. “It cuts my operating expenses by 75% and allows me to scale faster.”
